Woodland gifted to local community organisation
A local community organisation in Dinas Mawddwy have taken on the ownership and development of a woodland in the centre of their village.
The woodland was previously owned by housing association Cartrefi Cymunedol Gwynedd (CCG), who gifted it free of charge to Cwmni Nod Glas as part of their land disposal strategy.
Cwmni Nod Glas cyf is a social enterprise, with the aims of making the Mawddwy community more sustainable.
The woodland forms part of the old estate called Y Plas, a mansion that was completed in 1872, but demolished in the '60's. There are still some remains of the old walled garden on site and a small avenue of Yew trees.
Chair Elwyn Jones said: “Our intention for the woodland is to give local people the opportunity to have their say as what can make it a more pleasant place; a place where projects can be undertaken if that is what the interest is and to manage it so it can benefit all who use it.”
Ffrancon Williams, Cartrefi Cymunedol Gwynedd Chief Executive added: “We are always keen to form new partnerships and to work with community organisations for the benefit of the communities we serve. The environment, culture and wellbeing are all key themes of our new corporate plan and I’m confident that Cwmni Nod Glas use of the land will deliver many of these benefits.”
Now that the site has been secured for the community Cwmni Nod Glas (CNG) will be holding a series of consultations in the village and an event in the woodland over the next couple of months in order to understand what the local residents would like to do. After all responses have been collated, an action plan will be created, and the long-term goal is that a group of residents will help to achieve the plan with support from other organisations.
Arfon Hughes CNG Secretary said: “The process has taken a while to complete, but we are grateful to Cartrefi Cymunedol Gwynedd for the opportunity to secure this fantastic community resource for all residents now and in the future.”
Liz Mutch, a development officer with community woodland organisation Llais y Goedwig added: “A community asset transfer of a woodland is a relatively new concept in Wales. Llais y Goedwig will be producing a case study of this project so that other organisations and community groups can learn from this process.”
We've raised nearly £1,500 for our charity of the year, Wales Air Ambulance.
Wales Air Ambulance was chosen by staff members as their charity for 2018/19. The £1,500 was raised through various actives, including a bonus ball scheme, a summer exercise challenge and donations form contractors working on our schemes.
Wales Air Ambulance Fundraising Manager, Lynne Garlick said: “We would like to say a very special thank you to all the staff at CCG for their generous donation. Each year, we have to raise £6.5 million to sustain this lifesaving service. It’s only through the kindness of the people of Wales that we are able to continue saving lives 365 days a year. With each mission costing on average £1,500 every donation really does make a difference. Thank you for supporting us.”
Delyth Williams, our Assistant Director for People Services added: “We are very proud to support such a worthy charity as Wales Air Ambulance, and we are delighted that our staff, their friends and family have raised this money for the charity.
“The decision to support Wales Air Ambulance was made by our staff who vote for the charity they wish to support each year. The charity was chosen because it delivers such a vital service, especially in rural areas like Gwynedd, and many staff members have experienced the service first hand or through friends and family. Staff came together to come up with fundraising ideas, and I’m proud of their efforts.”
Local children’s cancer charity, Gafael Llaw have been chosen by our staff for 2019/2020.
A brand-new learning garden was unveiled by pupils from Our Lady’s RC Primary School in Bangor last week — showcasing the remarkable change in appearance of what used to be a regular fly-tipping hot-spot.
The transformation project was funded by Fly-tipping Action Wales as part of its #NoMoreRubbishExcuses campaign and Cartrefi Cymunedol Gwynedd (CCG), who worked closely with the pupils to clear and revitalise the area, which CCG own and manage.
Located on the outskirts of Tai Station housing estate, the 12m by 5m Learning Garden is a 10-minute walk away from the school and provides not only a new learning resource for the children, but also a safe, outdoor classroom environment for the school to use during the summer months.
Boasting a meadow of wild flowers, bug hotels, new garden benches and even a wildlife pond, the learning zone took just 8 weeks to design and create — with the pupils having vital input from start to finish.
Site preparation work began in January this year, with members of the CCG team and local council removing masses of rubbish, over-grown weeds and household waste from the site.
Wild Elements, a local social enterprise dedicated to getting people outdoors, held regular gardening sessions with the pupils during school hours to guide them through the entire transformation process.
The Confucius Institute of Bangor also supported the project — enabling the pupils to visit Treborth Botanic Gardens on a school trip, where they conducted research to inform their own garden design.
Senior Environmental Project Officer at Fly-tipping Action Wales, Jayne Carter, said: “The piece of land is unrecognisable compared to how it looked a few months ago — all thanks to the fantastic efforts and cross-team collaboration demonstrated by everyone involved in the project.
“The Garden is a brilliant example of what can be achieved when community organisations pull together to tackle the issue of fly-tipping and the project has so far successfully prevented offenders from disposing their unwanted waste at the location.
“As with much of Wales, fly-tipping is a continuous problem in Gwynedd, so it’s more important than ever to educate our younger generations with the correct ways to dispose of waste legally and responsibly.
“The pupils at Our Lady’s RC School have shown such passion and determination for the project and we are thrilled that they were able to show off their hard work alongside CCG and all of the other partners involved at today’s event.”
Catrefi Cymunedol Gwynedd Housing Association Estates Manager, Michael Evans, added: “This is the second fly-tipping hot-spot in six months that we’ve revitalised into a facility of benefit to the local community.
“We are always looking for new ways to discourage abuse of our land and through our ongoing partnership with Fly-tipping Action Wales, we’re keen to continue the rejuvenation of these regularly abused locations to help prevent further offences in the area.”
Director and founder of Wild Elements, Tom Cockbill, said: “From picking out plants in the local garden centre to designing bug hotels and planting herbs, the children have been heavily involved in the garden creation and design from the get-go.
“It’s been a pleasure to guide and support them in their venture and I look forward to watching the site progress even further under the pupils’ care over the next few years.”
Deputy Head of Our Lady’s RC Primary School, Mrs Aimee Jones, added: “The Learning Garden has already proven to be a fantastic new asset for our school.
“With many of our pupils having been involved in the project from the very beginning, not only has it helped them to refine and develop new skills such as team-work and problem solving, but it has also reminded them — and will continue to remind them — how important it is for us all to look after the local environment.
“Above all, it has enabled us to nurture creativity and develop confident and ambitious individuals, who are ethically informed and aware of the unacceptable behaviours linked to fly-tipping and littering in the local area.
“We are so grateful to all of the partners and organisations that have made our new outdoor learning space possible and feel proud that our pupils played such a key role in the entire transformation process.”
Our Welsh Language Scheme has recently been revised and was approved by the Welsh Language Commissioner on 19 March. The changes reflect our ambitious goals to grow the company across north and mid Wales, aiming to build 550 homes over the next 3 years. We will continue to priorities our efforts to support and promote the Welsh language, by endeavouring to strengthen the language within our communities and the housing sector in general in Wales.

A new play area for Ysgol Hafod Lon
A new play area has been built free of charge at Ysgol Hafod Lon by Brenig Construction as the community benefit element of a contract to build new homes for Cartrefi Cymunedol Gwynedd (CCG) at Penrhyndeudraeth.
A forest area was built at the school by Brenig Construction workers and volunteers from CCG during half term. The Conwy based company also provided all the materials free of charge.
CCG’s Chief Executive Ffrancon Williams added: “It’s great to see our contractors giving something back to the community. We always aim to ensure that communities benefit from our work through our procurement processes.
“Brenig Construction have gone beyond our requirements and have given hours of free labour and thousands of pounds worth of material to create this area for the pupils at Hafod Lon. I congratulate them on this and I’m very pleased with what they have achieved.”
The work included; clearing foliage, building ramp access to make it wheelchair accessible, creating a canopy above the trees, building a sandpit and an area for making fire. As well as this, Brenig donated outside furniture for the area (two benches and a picnic table) and cleared an area of land which will be developed into a sensory garden for the children.
Ysgol Hafod Lon Headmistress, Mrs Donna Roberts said: “The new forest area has exceeded our expectations. The work was carried out completely hassle free over half term and the children are already benefiting from it. They enjoy playing outside in the forest and experiencing all the senses that surround them. They are looking forward to toasting some marshmallows on the fire and having a BBQ in the summer. It’s such a valuable resource for the school and with addition of the new ramp, it’s accessible to all our pupils.
“We are so grateful to Brenig Construction and CCG from their financial investment and for the time and effort that they gave to build this area for the children.”
Steve Walker, Operations Manager at Brenig Construction added: “We are proud to be able to give something back to the communities we live and work in. At Brenig we integrate and innovate in order to bring added value to the supply chain, ensuring that we deliver our projects successfully.

This community benefit has been generated from a £772,000 scheme to build 6 homes at Meysydd Llydain, Penrhyndeudraeth. The scheme was funded by Cartrefi Cymunedol Gwynedd, Cyngor Gwynedd and the Welsh Government.

One of the largest RSLs in North Wales’, Cartrefi Cymunedol Gwynedd (CCG) are forming exciting new partnerships across the north, with work on over 50 new properties in Conwy county now underway.
Last year, CCG were approved to be zoned in Conwy, Denbighshire and Wrexham which means they can now apply for Welsh Government grants to build affordable homes in these three counties as well as Gwynedd.
Working in partnership with Conwy Council and local contractors, four exciting schemes are being developed across the county.
CCG Chief Executive Ffrancon Williams explains: “As a progressive and growing organisation, we are aiming to build 800 new homes across north Wales over the next seven years. We are forming exciting new partnerships with local authorities, with the Single Access Route to Housing (SARTH) housing register and affordable housing register, Tai Teg as well as many contractors and developers who will work with us on building these homes.
“I’d like to take this opportunity to thank our partners at Conwy Council for welcoming us as a new partner, we look forward to developing many more homes with their support over the coming years.

We are pleased to announce the name of a new housing estate that is being built in Tywyn – Llys Elen Egryn.
The name was suggested by the Town Council who were keen for name of the new estate to represent the community and to have local ties.
Elin Evans was a Welsh language poet (her poetic name was Elen Egryn) who cme from Llanegryn. She was the first woman to publish a secular Welsh-language book in 1850.
Sarah Schofield, Director of Customer and Communities at Cartrefi Cymunedol Gwynedd said: “It’s really important to us that the names we give our new housing estates reflect and respect culture, heritage and the history of the community. This is why we ask the local Community or Town Councils for suggestions. I’m really pleased that on this occasion the name chosen is that of an influential woman who had strong local connections to the area.”
Award winning author Manon Steffan Ros who lives in the area and is familiar with Elen’s work added: “I’m so pleased to see Elen Egryn being acknowledge and remembered. She remains an important figure in the literary world and has inspired many.
“Her poetry was quite typical of the time, it talks a lot about religion, but one of the things that stands out is that she writes quite openly about her depression. It also feels modern and timely. She was not only progressive in the sense of being a woman who was publishing in Welsh, but her themes were also brave and poignant.”
Four two-bedroom houses and eight flats which are a mixture of one and two-bedroom units for people over 55 are being built on site and are due for completion Summer 2019.

This £1.1 million scheme is being funded by us and Welsh Government grant.
We've been awarded innovative grant funding from the Welsh Government to progress with their first new build scheme in Conwy at Pennant Hall, Penmaenmawr.
We purchased the building last year, and under the proposed plans it will be transformed to 14 flats which will be a mixture of one and two-bedroom properties.
The £400,000 grant was awarded based on the innovation of the manufacture and use of massive timber elements from local timber using a system known as Massive Laminated Timber (MLT).
Pennant Hall will become the first residential project in Wales to deploy massive wood construction techniques and the first massive wood, multi-story project in Wales using local timber.
This technique was pioneered in the UK by Williams Homes, a local contactor from Y Bala in the construction of the Coed-y-Brenin visitor Centre. Williams Homes and Woodknowledge Wales have been appointed to build this project at Penmaenmawr.
Cartrefi Cymunedol Gwynedd Chief Executive Ffrancon Williams said: “We are delighted to be awarded this grant funding from the Welsh Government to build this innovative and ambitious building using MLT. It has been a challenging process and I’m extremely proud of all our staff who worked on securing the funding which resulted in our application coming out on top amongst about 50 others.
“This scheme will significantly increase the social, environmental and economic benefit to Wales through local production of MLT as well as substantially benefiting the health of potential occupants and the wider supply chain from using timber in construction.
“As a growing and progressive organisation, I’m so proud to see the ambition of our staff in terms of using new technology and techniques associated with construction so that MLT can become one of the key low-carbon approaches for medium rise housing in Wales. Pennant Hall will be the first of its kind in Wales.”
The scheme aims to prove the benefits of MLT as a cost-effective solution for medium rise residential buildings so that it can be rolled out at scale and used on many future developments across the UK.
It is anticipated that work will start on site in February 2019 and will be complete by February 2020.

Plans by the largest housing association in North Wales to build 45 new homes on a former school site in Caernarfon have been given the green light with work due to start in February 2019.
Cartrefi Cymunedol Gwynedd (CCG)’s plans were approved this week by Gwynedd Council’s planning committee.
Beech Developments (NW) Ltd, who are based in Llandudno Junction will work in partnership with CCG to build the houses at Hendre, Caernarfon. Once completed, 22 of the houses will be sold by Beech and 23 houses will be let on social rent by CCG.
The scheme will be a mixture of properties including two, three and four bedrooms houses and bungalows, some of which will be specially adapted for people with disability.
CCG’s Chief Executive Ffrancon Williams said: “We are very proud to be working with Beech Developments on this scheme, a company from North Wales with a long-standing reputation for developing new homes.
“With approximately 1200 applicants on the waiting list for affordable housing in Caernarfon it’s so important for us to be playing our part in providing people with efficient, modern and comfortable homes in the communities they want to live.
“This will be our largest scheme to date and our first in Caernarfon, and I’m really excited to see the work starting on site.
“As a progressive and growing organisation, we are aiming to build hundreds of new homes across North Wales over the next few years. Beech Developments is one example of the relationships that we have developed with contractors and developers to help meet the housing needs and provide people with affordable quality homes in their local communities.”

The scheme is due to be completed by summer 2020. The 23 social rented houses are being funded by CCG and the Welsh Government’s Social Housing Grant.
A group of six local housing associations have come together in an exciting joint venture to accelerate development of new affordable homes in support of delivery of the North Wales Growth Deal.
The Growth Deal is the North Wales region’s commitment to working collaboratively to facilitate and accelerate economic growth. £120 million funding was approved for the Deal in the 2018 Budget announced in October. The Deal aims to use government funding to channel nearly £700m worth of public and private money into a series of projects aimed at boosting the North's economy and creating thousands of jobs.
Chief Executives from the 6 Housing Associations operating across North Wales, including Pennaf, Cartrefi Conwy, Cartrefi Cymuneddol Gwynedd, Grwp Cynefin, Wales and West Housing and North Wales Housing are voluntarily collaborating with colleagues from the six Local Authorities. The group is considering how they can proactively work together to develop more homes by unlocking stalled strategic sites across North Wales, which have previously been allocated in a Development Plan or where planning permission has been granted. Such developments will reflect local opinion and respond to known community desires to see more affordable housing so that local young people and families can live locally.

The group’s plans for the future are currently being developed to fit in with Welsh Government and Local Authority priorities.

We've joined forces with local contractor MacLennan Construction in a Design & Build package deal to build 8 affordable homes at Penrhosgarnedd, Bangor.
The 8 homes will be transferred to us once the building work is completed and will be available on social rent.
The properties will be a mixture of four three-bedroom houses and four one-bedroom flats which will help meet the high demand for affordable housing in the area.

Local Councillor Menna Baines added: “When you consider the demand for affordable houses that are available to rent in the area, I really do welcome this development. The lay-by in front of the houses, on Ffordd Penrhos will be widened as a result which means it will be safer for people to park. The public footpath which runs by the site will also be made safer as there will be a clear boundary between the path and the entrance of the new houses.”

Tîm Trwsio was successful in winning a competitive tender to full refurbish 43 & 45 Cae’r Saint, on behalf of CCG’s Development team.
43 & 45 Cae’r Saint was bought as a buy back property by CCG from Antur Waunfawr with the house being used as a 4 bedroomed property with facilities for live in carers. Tîm Trwsio have now converted it back into 2 two-bedroomed houses.
The £150k investment work included new roofs, windows, external wall insulation, re-wires, heating systems, kitchens & bathrooms, groundworks and sprinkler systems to comply with current building regulations. The project was completed to a high standard, on-time and to meet the development team’s specification.
The delivery of this project is in line with Tîm Trwsio’s growth strategy and two local families were over the moon when moving in to the properties.
Gareth Jones, a building surveyor at Wakemans who managed the project said: “Wakemans are pleased to have worked as Project Managers on behalf of the development team with tîm trwsio at CCG. The work was delivered on time and within budget.”
Ian Gillespie, Senior Development Officer at CCG added: “After a successful competitive tender bid, tîm trwsio, under the management of Craig Carrol, Arwel Evans and his team programmed the work packages in a professional, efficient and structured way.
“All the tasks were completed on time and to budget to a very high standard. Based on Trwsio performance on this and other project’s, on behalf of the Development Team, we would hope and have no hesitation in asking them to tender and hopefully complete other schemes in the future.”
To date, the development team have purchased and refurbished 14 buy back properties from across the county in areas including Dolgellau, Y Bala, Pwllheli, Bangor and Caernarfon.
We've joined forces with local contractor DU Construction in a multimillion pound package deal to build 18 affordable homes at Coetmor, Bethesda.
The 18 homes being built by DU Construction will be transferred to us once the building work is completed and will be available on social rent.
The properties are a mixture of ten three-bedroom houses and eight two-bedroom homes which will help meet the high demand for affordable housing in the area.

They are a local and experienced firm based on Anglesey who will deliver many economic benefits to the area through this exciting scheme, including job and training opportunities.
“As a progressive and growing organisation, we are aiming to build hundreds of new homes across North Wales over the next few years. We hope to strengthen our relationship with contractors and developers to help meet the housing needs and provide people with affordable quality homes in their local communities.”
Owain Owen, Contracts Manager on behalf of DU Construction added: “We are looking forward to working in partnership with CCG on what will be our biggest housebuilding contract to date. We are currently working on numerous new-build developments for various housing providers, and this contract enables us to add CCG to that ever-growing client portfolio. As part of our contract delivery we are committed to employing as many local sub-contractors as possible, as well as offering training and employment opportunities where we can.”

The scheme is being funded through Welsh Government grant and private finance through CCG.
A successful event was held at Menai Science Park this week aimed at buyers and suppliers. Nearly 100 people attended from over 40 different organisations – public and private to learn about the importance of supporting ethical and sustainable supply chains.
The event was arranged by largest housing association in north Wales, Cartrefi Cymunedol Gwynedd (CCG) in partnership with Gwynedd Council, Anglesey Council, Bangor University and Grŵp Llandrillo Menai.
Guest speakers included Dr Sue Hurrell from the Welsh Government, who talked about the
Code of Practice; Ethical Employment in Supply Chains. Paul Elms, Head of Prevention at the Gangmasters and Labour Abuse Authority (GLAA) shared information about their work to protect vulnerable and exploited workers, and their ‘Construction Protocol’ which is aimed at eradicating slavery and labour exploitation in the building industry.
In the afternoon, Mellissa Bell from Yorkshire Purchasing Organisation talked about social value, and how closer collaboration between buyer and supplier can help maximise value for money.

I wish to thank Cartrefi Cymunedol Gwynedd for leading the way as the first Housing Association to sign up to the Code and take action on its commitments. We all know that it is only through collaborative action we can make a real difference to people’s working lives and tackle the scourges of slavery and unethical employment in our Wales.”
The largest housing association in North Wales Cartrefi Cymunedol Gwynedd (CCG) and Glan-llyn outdoor activity centre have been successful in their bid of £10,000 grant money to give 90 young people from Gwynedd the opportunity to spend a weekend at Glan-llyn.
The grant was awarded by the Thomas Howell Education Fund for North Wales (THEFNW), with CCG and the Urdd contributing £1350 each in match funding towards the scheme. Groups of up to 30 young people at a time will spend three weekends at the centre taking part in a range of activities.
Sarah Schofield, CCG’s Director of Customer and Communities said: “Since we established in 2010, we have been really committed to supporting our tenants.
“This is an amazing opportunity for young people 11-16 years old. At Glan-llyn they will learn new skills such as confidence building, team working and problem solving as well as having fun with their friends.
“As north Wales’ largest landlord, we provide housing for 10% of Gwynedd’s population. We’ve worked hard to develop links and partnerships with several bodies, including the Urdd, and I’d like to thank them for making this happen.
Glyn-llyn Director, Huw Antur Edwards added: “As an organisation we are really pleased to be working in partnership with CCG to offer children from different areas of Gwynedd this opportunity. The Urdd aims to offer children and young people a chance to socialise in Welsh though various activities and we attract over 13,000 children and young people annually.
“Our research shows that those who visit us see an increase in their confidence, their use of Welsh and they develop skills in outdoor activities. The support of the Thomas Howell Education Fund will make a real difference to the lives of 90 young people across Gwynedd. We hope to continue our partnership with CCG in future and continue our work of developing communities that flourish in North West Wales.
To date, young people from Caernarfon and Penygroes have spent a weekend at the centre taking part in various activities such as high ropes and canoeing on Llyn Tegid. Young people from Blaenau Ffestiniog and Pen Llŷn will be taking part in the scheme in October and November.
16 young people from Groeslon and Y Bala have been taking part in a summer scheme run by the largest housing association in north Wales, Cartrefi Cymunedol Gwynedd (CCG) to help improve their communities.
The Junior Wardens scheme is a unique scheme that gives children the opportunity to work alongside CCG’s Community Housing Officers over the summer to teach them about the important work they do in their communities to make them safe and pleasant places to live.
The scheme, now in its ninth year, has seen nearly 140 children participating from areas across the county.
Sarah Schofield, Director of Customers and Communities at CCG said: “Our junior warden scheme gives children a fantastic opportunity to learn more about safety and our work on our estates and to learn about the world of work in Gwynedd. The aim of the scheme is to give the Junior Wardens as many different experiences as possible to inspire them to think about their communities.
“Last year we calculated that for each £1 invested in our Junior Warden Scheme, it generated £54 worth of social value such as improved confidence, volunteering opportunities and wellbeing of those who took part.
“As well as working with different partners, the Junior Wardens have been working with our Community Housing Officers and local Councillors on our estates; planting flowers and taking part in litter picks. These sessions have given the children the chance to see what happens in their local areas, and how by working together we can make our communities a better place to live. We are really proud to be offering Gwynedd youngsters this opportunity each year.”
The group of year five and six pupils from Y Bala and Groeslon spent at least two days a week with CCG’s Community Housing Officers. Activities included; a day with North Wales Fire Service and North Wales Police, a tour of the air ambulance service, team building sessions, estate clean ups and much more. The youngsters were presented with certificates at the end of the scheme to mark their achievement and to thank them for their hard work.
Five families are settling in well in their new homes at Penmorfa, Tywyn following completion of five new houses by the largest housing association in north Wales, Cartrefi Cymunedol Gwynedd (CCG).
The £730,000 scheme of five two-bedroom houses have been built by Tywyn-based Chesworth Brothers. The homes are energy efficient, built to the Code for Sustainable Homes level 3, as well as meeting the standards for Secure by Design and Life Time Homes.
CCG Chief Executive Ffrancon Williams said: “I’m so pleased to see these new homes being completed to such a high standard, providing comfortable, spacious and above all, affordable homes for Tywyn families.
“We contracted a local company from Tywyn for the build, ensuring that the spend was kept locally within the area, delivering several economic and community benefits.
“It’s important that we continue to build in these rural areas, providing affordable and good quality social housing to people in areas that they want to live. We currently have another scheme on site at the former NHS site in Tywyn and we are hoping to gain successful planning approval to start another development at Aberdyfi early next year. In partnership with Welsh Government the three schemes represent approximately £3.5m investment in much needed affordable homes in the South Gwynedd area.”
Local MP, Liz Saville Roberts visited the scheme earlier this week along with members of Tywyn Town Council. They viewed the new houses and met some of the families who are settling well.
Liz Saville Roberts, MP for Dwyfor-Meirionnydd said: “It was a pleasure to welcome the first tenants to Cartrefi Cymunedol Gwynedd’s new affordable housing development at Penmorfa, Tywyn.
“There is a shortage of affordable housing throughout the county and this new scheme contributes to fulfilling that need. We need to keep building affordable homes for local young families and these houses are an excellent example.
“I wish the tenants all the best in their new homes and pay tribute to all those involved in making this scheme possible.”
